It goes without saying that you’ll want to have your real estate license and to be as educated as you possibly can be prior to joining the firm, so listen to those podcasts, watch those YouTube videos, and read every book on commercial real estate that you can get your hands on.

Do your research on the CRE type you want to target. What’s the existing inventory? How many of these properties trade hands every year? Knowing this information will help you determine the velocity of deals in the niche you’re interested in. Once you have the numbers, do the math to get the average sale price. Figure out how many closings you will need to hit each year in order to reach your income goal.

McKinsey has said that the demand for office and retail space will most likely not recover to pre-pandemic levels. With employers looking for smaller spaces and new office buildings entering the market, I believe the rate of vacancies will probably boom. By 2030, McKinsey estimated that the excess supply of office space will range from 7% to 21% across major U.S. cities.

While the level of distress is still less than half of that reached in the depths of the global financial crisis, MSCI identified $215.7 billion of properties that are potentially troubled, with issues such as delinquent payments or slow lease-ups.
Where Is Commercial Real Estate Headed Next? (Kellogg Insight, Jul. 18, 2023)
When you layer on questions about the buildings themselves as they relate to resiliency and changing energy-efficiency standards, there are a bunch of buildings that are going to be functionally obsolete and into which you will never want to put another dollar. It’s like the money pit of asset classes. Why would you continue to pile capital into something when you’re never going to be able to get the income out?
